Welcome to Nyoka Falls, a privately owned sim offering residential parcel rentals in a medieval/Nordic/Celtic/Gorean theme. The sim has a 1.5 prim bonus added, which allows more prims per each parcel.
===Minimum starting rental period: 2 weeks. Maximum rental period: 12 weeks. Rental payment in 2, 4, 8, and 12 week options. Rent is L$1 per prim on the parcel in question, per week. RENT MUST BE PAID WITHIN 30 MINUTES OF PURCHASING THE LAND OR YOUR PARCEL WILL BE RECLAIMED.====
*Any items or homes placed on the ground level need to fit within this theme or they will be returned. We have a selection of low prim, themed homes available for placement on your parcel, if needed.
*Clubs, shops, and gathering places are not allowed besides ::A Master's Eye::. This restriction is to make the residential area more enjoyable for everyone, but is negotiable after consulting with the Nyoka Falls staff.
*Combat is not allowed. Roleplaying on your own parcel is up to the parcel owner, but must not spread onto the parcel's of other residents, unless you have a prior agreement. The sim management will not intervene in roleplay disputes.
*Residents are allowed up to two sky platforms/boxes. All sky platforms/boxes must be placed above 500m in the sky. If you can see that your neighbor has a sky platform/box at the same height you are planning on placing yours, please try changing your planned height by 100m to allow for privacy and a clear view for all. Any items that stray from these areas on your parcel will be returned to help keep prim counts and lag at a minimum.
*No Breedables, wandering pets, or farming systems. Examples include but are not limited to ABC horses, Meeroos, PlantPets, G&S.
*Security devices are available as a part of your rental and tie into our rental system. No other security orbs are authorized for use in this region. Because we offer security orbs to help you secure your parcel, ban lines are not allowed on your parcel, which means the Access tab on your parcel must remain set to "Anyone can visit" with no other checkmarks. You may also utilize the allowed and ban list available to you through parcel control. Nyoka Falls staff are available to help set up security devices.
*All building and landscaping items need to be kept within your parcel lines. Any item that protrudes into the buffer land around your parcel, or a neighbor's parcel, is likely to be returned.
*We want this to be a region that all can enjoy. Lag can affect this, so please be cognizant of the items you place on your parcel, especially those with a lot of scripts. If an item on your parcel is negatively affecting the health of the region, it may be returned.
*Minor terraforming is allowed on your parcel, but you may not create large mountains or land walls surrounding your parcel. Minor terraforming is + or -5m, and must not affect any neighboring parcels or the community space between them. Privacy panels are discouraged; if used, the sides facing away from your parcel must be transparent. Solid prim privacy panels/walls are not allowed.
*All parcels must have building by everyone turned off. You can set your parcel to group for easier management.
*Rent is non-refundable.
*The sim terrain, vegetation and surround will change with the seasons in the northern hemisphere of the real world.
*Building on another resident's parcel, abuse of privacy, buying a parcel without renting, or any other activity we deem fit will result in a ban from a single parcel or the entire region.
The ownership of the sim reserves the right to update or change this Covenant at any time. Large changes that affect residents will be communicated in a timely manner, and discussion will occur if needed.
